Local Law 126 Compliance

Parking structure condition assessments and repair programs that satisfy NYC's Local Law 126 inspection and filing requirements.

Service Image

Local Law 126 introduced periodic condition assessments for parking structures across New York City, extending FISP-style inspection and filing discipline to garages and parking decks. Owners of covered structures must retain a Qualified Parking Structure Inspector, complete assessments on schedule, and remediate any unsafe conditions found.

What Local Law 126 Requires

  • A qualified inspector must assess structural elements, waterproofing, drainage, and traffic-bearing surfaces throughout the garage.
  • Condition ratings determine whether the structure is Safe, Safe with Restrictions and Repairs, or Unsafe.
  • Unsafe conditions require immediate restriction of use and prompt remediation.
  • Reports and status updates must be filed with the Department of Buildings on the required schedule.

Common Findings in Garage Inspections

  • Spalled concrete decks and corroding rebar from years of vehicle traffic and de-icing salt exposure.
  • Failed or worn traffic coating systems that no longer protect the structural slab.
  • Leaking expansion joints and control joints allowing water into the structure below.
  • Corroding structural steel columns, beams, and connections.

How Fratelli Development Supports Local Law 126 Compliance

  • Scheduling and coordinating the qualified inspection with a licensed parking structure inspector.
  • Executing structural concrete repair, waterproofing, and traffic coating work identified in the report.
  • Managing expansion joint and sealant replacement to stop active water infiltration.
  • Sequencing repairs to keep garages open and operational wherever possible.
  • Preparing owners and managers for upcoming filing deadlines well in advance.
